River’s Edge is a conditionally approved 85-lot planned unit development (PUD) located on about 28 acres at the westerly terminus of Depot Avenue in the City of Brownsville, Linn County, Oregon. This project was presented and approved under the name of Depot Avenue PUD, then renamed River’s Edge. This project enjoys the continuing support of the City of Brownsville. There are about ten acres in riverside ponds and planned walking trails. The Calapooia River borders the southwesterly tip of this property. Best estimates of the costs to provide all necessary utilities and improvements amount to approximately $10,000 per lot. The conditions of approval are not burdensome or inordinately expensive to meet, and there are several attractive phasing options. Although there is no known evidence this property has actually flooded in the last 100 years, it does appear on FEMA’s 100-year floodplain map.
